MARASCO & ASSOCIATES, INC. has dedicated its entire practice to the planning and design of medical facilities for more than a quarter-century. Over this time, we have designed and developed thousands of projects in all 50 states and even abroad. This includes, but is not limited to: medical practices, ambulatory surgery centers, physical therapy/wellness centers, recovery centers, radiation therapy facilities, imaging & diagnostic centers, hospitals and specialty hospitals.

At MARASCO & ASSOCIATES, INC. we do one thing and we do it better than anyone else. We have sized our office so that we can give the personal attention each and every client deserves. When you hire MARASCO & ASSOCIATES, INC., a principal of the firm will lead every meeting and will be personally in charge of your project--we only have an "A" team.

Although we focus on the architectural development of your project, we can assist you with many additional services you may need. Through the years, we have aligned ourselves with the best consultants in the medical industry. These include, Medical Equipment Planning, Ambulatory Surgery Center Development and/or Management, Legal, Project Financing, Real Estate Development, Appraisers and Practice Management. We have no financial relationship with any of these consultants, so we can honestly recommend them based solely on their merits. And because each project is unique, this allows us to provide our clients with services/consultants they need, no more, and no less.

Our approach is unique to medical projects. We offer services that are specifically geared toward medical facilities, thus exceeding the conventional services of a general practice architect. Regardless of a project size it can benefit from our in depth analysis. Due to our vast experience we will most certainly bring new ideas to the table. We have divided our service approach into three specialized areas listed above

FACILITY ANALYSIS

We are very concerned that our clients build projects that are economically sound. No matter how well designed a building is, it is destined to failure if the economic feasibility of the project has not been resolved. The Facility Analysis helps the client make objective decisions rather than subjective decisions concerning the project. The fee we charge for this service is applied to the fee for Area III services if the client chooses to move forward with the project. Some clients are capable of performing this practice analysis themselves; some are not. For those who do not have the means or the time, we offer our Area I - Facility Analysis which is a tailored consultation service that can include all or part of the tasks listed below.

  • A visit to the existing facility to observe the day-to-day operations so we can study systems, suggest changes where needed, and improve systems in a new facility.

  • Project programming, leading to a room-by-room space program for the proposed facility.

  • Development of estimated economic pro formas detailing the project cost, project financing, annual costs of operation rent, and return on owner equity.

  • Study of site advantages and disadvantages or site alternatives.

  • Development of facility master plan.

  • Study of potential construction methods.

  • Study of potential finance methods.

  • Study of potential ownership methods.

  • Study of potential joint-venture relationships.

  • Assistance in developing a multi-suite medical complex.

  • Development of a Tenant Informational Brochure to attract physicians to the project.

  • Provide assistance with other consultants (e.g. Financial, legal, operations, management, equipment, etc.).

SURGICAL ANALYSIS

A Surgical Analysis should be performed prior to the start of the design of an ambulatory surgery center (ASC), a recovery care center (RCC), a surgical specialty  hospital (SSH), or a hospital.  The goal of a Surgical Analysis is to establish the economic viability of an ASC, RCC, SSH, or hospital based on the parameters of the project.  The Surgical Analysis provides the client with the objective data necessary to make the appropriate decisions concerning a proposed project.  The fee we charge for this service is applied to the fee for Area III services if the client chooses to move forward with the project.  Our Area II - Surgical Analysis is tailored consultation service that can include all or part of the tasks listed below.

  • Project programming leading to a room-by-room space program for the proposed facility.

  • Development of estimated economic pro formas detailing the project cost, project financing, annual costs of operation rent, and return on owner equity.

  • Development of a 5 year cash flow analysis which details the revenue versus the expenses of the project (e.g. rent, staff, equipment and supplies).

  • Study of site advantages and disadvantages of site alternatives.

  • Development of a facility master plan.

  • Study of potential construction methods.

  • Study of potential finance methods.

  • Study of potential ownership methods.

  • Study of potential joint-venture relationships.

  • Provide assistance with other consultants (e.g. financial, legal, operations, development, management, equipment, etc.).

SCHEMATIC DESIGN

Area III - Schematic Design is a service that is to be used in conjunction with a local architect and/or developer.  In other words, the client will be buying our medical expertise and teaming it with the regional experience of a local architect.  We believe the client receives the best product by creating this team, and it does not cost them any more than using a single architect.  The total architecture fee is simply split between MARASCO & ASSOCIATES, INC. and the local architect.  The area III - Schematic Design services are listed below.

  • Preliminary floor plan design of the facility; suite areas as well as common areas and the exterior of the building and site plan if needed.

  • Design of all casework.

  • Design drawings for outlets (electrical/telephone/data).

  • Design of nurse call systems and emergency communication systems.

  • Design of ceilings and light fixture layout.

  • Room finish and door schedules.

  • Mechanical zoning plan.

  • Outline specifications and Product Reference Guide that includes both specific materials and items and ancillary support systems.

  • Recommendations regarding soundproofing and mechanical systems.

  • Interview of local architects and contractors to provide the client with the data necessary to choose and engage a local architect and contractor to complete the construction documents and actual construction.

  • Schematic review of the final construction documents prepared by the local architect.

  • Consulting services to the client and the local architect during the preparation of the construction documents, during the actual construction and after construction.
